Colliers team develops strategic asset development vision for Azerbaijan Railways

Colliers Georgia, Colliers UK and Colliers Azerbaijan have completed a major consultancy project for Azerbaijan Railways CJSC (ADY) to develop a five-year strategy for the development of the railway’s real estate assets across the country. The collaboration between the offices underscores Colliers’ growing role in providing real estate services in the region.

Over the course of four months, the team conducted a detailed review of ADY’s real estate portfolio, which included over 3,000 buildings and over 2,000 land plots, analyzed dozens of international examples, and developed a strategic framework to enhance the value of the company’s assets and ensure the long-term sustainability of the portfolio. The proposed strategy includes transit-oriented urban development (TOD), public-private partnership opportunities, and revenue diversification in the form of both short-term and long-term large-scale transformational projects.

Colliers identified locations with high development potential in Baku, Ganja, and the border regions. A real estate development concept was prepared for each property and financial feasibility was determined. The developed plan allows ADY to maximize the potential of its assets and thus contribute to the economic and urban development of the country.

This project is an important milestone for Colliers Azerbaijan, which has been operating in the Azerbaijani market for 1 year. The collaboration of 3 offices is another successful example of regional cooperation.
